Australian business finance, state by state
Business loans that know your state
From a Pilbara contractor to a Hobart café, the rules, taxes and support change every time you cross a border. We know the local lie of the land, and we can find finance that fits it — property-secured loans from $20k to $5m, and unsecured options for trading businesses.
- No credit check to enquire
- 60-second enquiry
- A real person calls you
Where's your business based?
Payroll tax, duty, land tax and local support for each one.
No credit check to enquire
Asking what your business could qualify for leaves your credit file untouched. A credit check only comes up once you choose to go ahead.
No spray-and-pray
Your enquiry isn't auctioned off to a list of lenders. One team looks at it and matches it, so your phone stays quiet.
A real person on your file
Someone who understands your state and region reads your details and calls you. Accurate form answers mean the right option on the first call.
Interactive map
Tap your state, see what changes
Payroll tax thresholds run from $1 million to $2.5 million depending on where you employ. One state charges no duty on commercial land; another is replacing duty with an annual tax. Tap the map for the quick version, or open the full tool for duty, land tax and support services.
Cities and regions
From the capitals to the regional centres
Local economies run on different engines. Our city and regional pages cover what drives business in each place, the state support that applies, and how lenders look at property there.
What we can arrange
Finance that fits the business, wherever it is
Every loan is priced on your circumstances, so we won't quote you a number off a web page. Here's what's on the table.
Property-secured loans
Property-secured business loans from $20,000 to $5,000,000 — first mortgages, second mortgages and caveat loans over residential or commercial property. City or country, residential or commercial.
Unsecured and cash flow
Unsecured, cash-flow and line-of-credit options for trading businesses, typically $5,000 to $500,000, sized on turnover and bank statements. Handy for payroll tax bills, stock and seasonal gaps.
Credit issues and tax debt
Past credit issues and ATO debt considered case by case. Business purposes only, and every enquiry is looked at by a person, not a scorecard.

How it works
Four steps, one team, no runaround
- 1
Tell us where and what
Your state, your town, how much and what it's for. It takes about a minute and doesn't touch your credit file.
- 2
A real person calls
Someone who knows your part of the country reads your enquiry and rings to fill in the gaps.
- 3
Options that fit
Secured, unsecured or a mix — explained plainly, including what the lender will want to see.
- 4
Paperwork, then funds
Only once you decide to go ahead. We tell you exactly which documents matter and keep it moving.
Bush myths, busted
What regional owners get told — and what's actually true
"Lenders won't touch property outside the capitals."
Some won't. Many will, especially for homes and commercial buildings in established regional towns. The valuation and the local market matter more than the postcode alone.
"Grants are free money, so I don't need finance."
Most state grants are paid after you've spent the money, often need a co-contribution, and open in short rounds. Finance frequently bridges that gap. See our grants comparison.
"Payroll tax is a big-business problem."
It's a wage-bill problem. A growing tradie or clinic can cross the line with a few hires, and the line sits somewhere different in every state. Try the threshold checker.
"Asking about a loan will hurt my credit score."
Not here. There's no credit check when you first enquire, and your details aren't sent out to a string of lenders.

Questions owners ask us
Do you lend to businesses in every state and territory?
Yes. We help businesses in all six states and both territories, in the capitals and in regional and rural Australia. Where you are changes the local taxes and support you should know about, and sometimes how a lender views a property, but not whether you can enquire.
How much can my business borrow?
Property-secured business loans run from $20,000 to $5,000,000, using residential or commercial property as security through a first mortgage, second mortgage or caveat. Trading businesses without property can look at unsecured, cash-flow or line-of-credit options, typically from $5,000 to $500,000, sized on turnover and bank statements.
Will enquiring affect my credit score?
No. There's no credit check when you first enquire. We talk about a credit check only once you've seen your options and decided to go ahead.
Is regional property harder to borrow against?
It can be, depending on the town, the type of property and how easily it would sell. Plenty of lenders take regional homes and commercial buildings as security; they simply look harder at the valuation and the local market. We know which ones are comfortable with which areas.
Can I get finance with bad credit or an ATO debt?
Often, yes. Past credit problems and tax debt are looked at case by case rather than treated as an automatic no. Property security and a clear plan for the debt make a real difference.
Will my details be passed around to lots of lenders?
No. Your enquiry comes to one team, and a real person works on it. We don't sell or broadcast your details, so you won't be flooded with calls.
Are your state tax figures up to date?
Our payroll tax, duty and land tax figures were checked against each state revenue office on 1 October 2026 and are reviewed at the start of every financial year. Where we couldn't confirm a number from an official source, we explain the rule without it.
